Overview
1212 Aventura personifies the pinnacle of international luxury senior living. It features an exceptional architecture platform designed by ARQUITECTIONICA to meet the social, therapeutic and intellectual needs of highly accomplished and still vibrant seniors. This recently completed complex offers a comfort level and security-conscious environment devised to provide senior residents with the ultimate residential atmosphere, the assurance of a full commitment to their health-related needs, and a new level of comfort and security. In accord with this commitment, WSDG was retained to develop and fine-tune a cost-effective, high-end “recording studio inspired” residential sound isolation, and to design the low voltage and network systems that the Building Management System (BMS) and Assisted Living Facility (ALF) services required.
Program
The 1212 Aventura building exemplifies the ultimate self-contained living environment for seniors. Beyond luxury apartments, the complex incorporates a sprawling 26,000 SF shopping “Mall” which includes upscale dining, a Gym, Salt Therapy and Massage Rooms, and an “Emergency Medical Station/Infirmary”. Attached to the residential building there is a 6-story office building with a glazing façade overlooking Biscayne Blvd. Special attention was devoted to inhibiting potential acoustic issues throughout the multifaceted environment. WSDG’s extensive experience with ameliorating sound transmission between rooms and apartments, and to controlling reverberation, and related intrusive noise issues was instrumental in establishing a uniquely comprehensive “noise controlled” environment throughout the venue, from apartments to restaurants, shopping, lobby and meeting areas.
Design
Working closely with Bernardo Rieber, CEO at Rieber Developments, and with ARQUITECTONICA, the WSDG acoustic design team collaborated on meeting high luxury isolation targets for both horizontal and vertical assemblies. WSDG recommendations included specifying a high OITC impact-proof glazing system for the buildings’ façade. Requirements regarding low voltage and A/V systems were incorporated at all vendor areas at the Ground Level “Mall”, as well as to the offices and amenities areas, and within each apartment unit. Every apartment is equipped with full-service keypad access and an Emergency Call Button for senior residents The pool area of the building is thoughtfully designed with a comprehensive infrastructure that effortlessly accommodates a portable Outdoor Cinema system. Additionally, it boasts a sophisticated distributed audio system that spans the entire area, providing residents with a seamless and immersive entertainment experience.
