Overview

An unanticipated phone call from Arquitectonica, the architectural firm for Forté on Flagler, a 27- story, luxury highrise currently under construction in West Palm Beach, Fla. signaled a seismic moment in the evolution of acoustic awareness in the global architectural design community.  During the course of his initial conversation with a senior Arquitectonica executive, WSDG Partner/Director of Business Development, Sergio Molho recognized a turning point in WSDG’s already well-established position in the field of luxury residential design and construction.  A previous successful collaboration on the Miami-based 1212 Aventura Luxury Senior Living Residence made WSDG a clear choice as consultants for this luxurious highrise.  An appreciation for flawless sound isolation and impeccable interior room acoustics has been rare in both the architectural design sector and the high-end luxury residential buyer community.  Molho was delighted to learn that word of WSDG’s skills in this area had reached so prestigious a client.

Program

Global luxury residence architects, Arquitectonica, had created an exquisite 27-story glass tower overlooking the ocean on the exclusive South Flagler Drive in Palm Beach, Florida.   Boasting a maximum of forty-one exclusive residences limited to two 4200 square foot or single 8400 square foot homes per floor with 9’-10’ ceiling heights, unobstructed city and ocean views and deep, wraparound 1000 square foot balconies, these unique residences would be even more desirable thanks to the Two Roads Development and builder commitment to excellence at every stage.  With an emphasis on exceptional sound isolation between neighboring wall-to-wall and ceiling-floor residences, WSDG’s impeccable credentials and commitment to excellence made the firm the obvious choice for distinctive acoustics.

Design

WSDG’s focus on acoustic isolation between units led to enhanced demising partitions and “recording studio-styled” details for penetrations and electrical boxes.  Special attention was paid to vertical isolation between Penthouse units and the fully loaded Mechanical Floor at the Roof Top Level.  Environmental simulations ensured optimal performance, meeting architectural, developer and acoustical firm standards.  This Modern collaboration sets a new standard for luxury living.  was the ideal choice for ensuring incomparable acoustic listening and reassuring sound isolation.   Collaborative on site meetings presented a rare educational opportunity for Developers, Builders and Architects alike as they were introduced to WSDG’s sophisticated acoustic Simulation, Modeling and Auralization procedures.  Techniques which literally provide samplings of projected, unbuilt room quietness and interior ambiance.   Project Manager, David Molho reports that WSDG’s extensive experience with Sound Isolation issues and “substantial decoupled system installation” was especially beneficial in inhibiting sound leakage between the walls of these exclusive residences, and in protecting penthouse residents from sounds generated by roof-placed elevator motors,  air conditioning units and other mechanical installations.    At the end of the day prospective owners of these spectacular homes were formidably impressed with the obvious and the subtle considerations devoted to making their new homes extraordinary in comfort, view, location, quietude and flawless listening.
